If there isn’t a suitable property in our bank of deals already then we get sourcing. Using our extensive and proven contacts both private and agency we scour South Wales for the best opportunities for you. We report back with a detailed breakdown report of the property including costs, photos, our opinion and the crucial estimated margins. We can also provide estimated renovation costs from our trusted local tradesmen. Our solid relationships with people on the ground means you will get the most competitive pricing, avoiding the usual pitfalls of managing renovations from a distance.

BUY

We ruthlessly negotiate the deals and manage the buying process. We then liaise with agents, solicitors and vendors to ensure the process runs as smoothly and swiftly as possible. We update you regularly so you know exactly what’s happening with your property.

COMPLETE

Your property completes. At this stage your solicitor settles our final costs and If you decide we are to project manage the refurbishment then we aim to start the tradesmen within 3 days of completion. We manage every step of the process ensuring efficiency both in timescales and costs with regular progress updates which provides you with a total hassle free process. If required we can recommend a reliable local letting agent to ensure a suitable tenant is lined up for your property when all works are completed.

Basic Sourcing Package

  • 2% of purchase cost or minimum of £3000 (Payable on completion of purchase)
  • We will source the property
  • Provide you with the breakdown of costs
  • Negotiate the deal
  • Coordinate the purchase and hand you the keys on completion.
  • £250 Initial commitment fee payable when signing our NDA agreement.
  • ( If we can’t source a suitable property for you within 3 weeks of cleared funds or the property fails to complete due to unforeseen or unavoidable circumstances we will refund your Initial fee in full )

Premium Sourcing Package & project management

  • 2% of purchase cost or minimum of £3000 (Payable on completion of purchase)
  • + 10% of refurbishment costs or minimum £1000 (Payable on completion of works)
  • We will source the property
  • Provide you with the breakdown of costs
  • Negotiate the deal
  • Coordinate the purchase
  • Project manage the refurb / renovation of the property
  • Provide regular updates with pictures and video of the progression of works
  • Hand you a property that’s ready to let or sell.
  • £250 Initial commitment fee.
  • ( If we can’t source a suitable property for you within 3 weeks of cleared funds or the property fails to complete due to unforeseen or unavoidable circumstances we will refund your Initial fee in full)
